According to a report, property registration will now only take place if both the buyer and seller bring the required documents. These changes not only bring transparency but also provide legal protection to buyers.

PAN card and photo are now mandatory

Now , both parties are required to provide PAN cards at the time of registration . This will curb tax evasion and keep a record of every transaction with the government. Passport-size photographs will also be required to prevent identity confusion.

Address and identity verification through Aadhaar

Aadhaar card is now a mandatory part of the registry. This verifies both the true identity and the correct address of the individual. The e-KYC facility has also expedited the process and eliminated the possibility of fake identities.

Original land documents are required.

Documents such as the Khasra number, Khatauni, and Bhu-Naksha are now mandatory. These indicate who owns the land, how much it is, and where it is located. The registrar will now register the land only after matching these documents with the revenue records .

Sale agreement and proof of payment

A copy of the agreement between the buyer and seller must also be provided. Also, payment receipts, bank statements, or copies of checks must be attached to ensure transparency.

Tax and loan receipts will also have to be shown

If there are any outstanding taxes or loans on the land, it’s essential to provide a receipt or NOC. This will save the buyer from any hassles later.

Digital registry makes work easier

Previously, getting a land registration done required multiple visits to the tehsil office. Now, the government has digitalized this process. Whether it’s creating an invoice, uploading documents, or making an appointment, everything can be done online. This saves time and eliminates middlemen. In the digital system, all records are stored on government servers and can be verified at any time.

Many states have also introduced video call registration. This has curbed fraud and increased buyer confidence. Biometric identification and document verification have made it easier to sell the same land multiple times. Overall, digital registration has made the land buying and selling process easier, safer, and more transparent.
