Noida Authority Revises Rules for Building Map Approvals, Key Provisions You Should Know

Noida Development Authority has now changed the rules for passing tower maps in group housing plots in Noida. The new rules are also being strictly followed. Authority officials say that under the new rules, the builder needs to get the consent of two-thirds of the people in the society.

According to Live Hindustan news, officials say that under the new changes, it has been made mandatory to keep a distance of 5 meters between five-storey high towers, 10 meters between 10-storey towers and a maximum of 16 meters between 16-storey towers.

This flaw was found in the twin towers

According to the news, the rules were violated in the Twin Towers of Noida. There was less than 9 meters of space between Tower No. 1 and Tower No. 17. The authority has changed more rules. The authority says that earlier the developers used to take the hidden consent of the residents for layout changes at the time of registry changes, which has been changed now. A format has been made for this, on which the consent of two-thirds of the flat buyers will have to be taken at present.

Rules were ignored in many societies

It has been made mandatory to make payment in installments within 6 months. Earlier this time limit was 18 months. Noida Authority says that all rules are thoroughly checked before passing the map. However, people say that towers have been constructed in many group housing societies against the rules. Towers have been constructed in a manner different from the map passed by the authority. At some places the height of the towers has been increased, while at other places the place which was shown as green belt, towers have been erected there or commercial property has been constructed. Due to these reasons, sunlight has stopped coming into the flats.

Noida twin tower case

Let us tell you, there were twin towers in the Supertech Emerald Court Society Campus located in Sector 93A of Noida. The court was approached by the AOA in the year 2012. In March 2014, the High Court had ordered the demolition of the twin towers, but then the matter reached the Supreme Court where the Supreme Court also ordered its demolition, after which finally this tower was demolished on 28 August 2022.
